Yes. Our services are as unique as the homes we manage. We are able to offer a range of options from simple home readiness inspections to our most successful full-service model. We work with each owner during the proposal stage to find a plan that matches each individual.

How long is the management contract?

We view our management agreements as the beginning of a partnership, not simply a contract. Our standard agreement is 12 months, allowing us the time to thoughtfully position your home, build momentum, and deliver the best long-term results. If your needs ever change, we'll work with you to create a smooth transition that respects your guests, your home, and your investment.

How and when is rent paid out?

We process owner payments by direct deposit within the first five business days of each month for reservations completed during the previous month. Each payment is accompanied by a detailed owner statement, giving you a clear view of your property's performance and earnings.

Do I need a Short-Term Rental (STR) permit?

Depending on the location of your property you may need to apply for a permit annually. As a part of our proposal process, we review each property to ensure legal compliance and should the property need a permit, we help with every step of the process.

Who pays any local Transient Occupancy Taxes?

Vacation Living Rentals collects all applicable state, county, and city taxes from the guest and remits the fees directly to the appropriate agency.

Am I able to stay at my property?

Of course! You will have access to an Owner Portal, which provides you with control over your listing. Included in the portal is a live calendar where you can block off dates for yourself, as well as for friends and family. We encourage owners to block off important dates they want to use their home as early as possible.

How do you screen guests?

Every reservation is reviewed using trusted verification tools, identity verification, background screening, fraud detection, and our team's experience to help ensure your home is cared for just as thoughtfully as it was chosen.

Who handles maintenance or emergency repair needs?

Every location proudly partners with local maintenance technicians that have a proven track record of quality craftsmanship and are able to attend for unique last minute and emergency maintenance calls. Additionally we work directly with property owners who may have relationships or contracts specific to their home, to ensure any routine work is scheduled directly with those companies.

What happens if there is damage?

While it doesn't happen often, we ensure every guest has purchased damage insurance prior to completing their booking. This helps our ability to promptly assess and attend to accidental damage on the property.
